Concordia at SpiriTrust Gettysburg offers the area’s widest array of floor plan options, from 1, 2 and 3-bedroom cottages ranging from 700-1,800 sq. ft. and 1 and 2-bedroom apartments with 500-800 sq. ft. of living space. The cottages and apartments at Concordia at SpiriTrust Gettysburg feature single-floor living and are designed to enable residents to live life to its fullest while aging in place.

Residents at Concordia at SpiriTrust Gettysburg pay a one-time entrance fee as well as an inclusive monthly fee, which includes:

- Scheduled cottage and apartment refurbishment
- Appliance and systems repairs

The monthly service fee provides you with greater predictability when it comes to calculating your expenses. In Pennsylvania, there also are tax benefits for retirees to help you safeguard your retirement savings: state residents do not pay state income tax on Social Security, pension benefits, veterans pension or Supplemental Security Income.

Architect’s floor plans are approximate and not to scale. Some units feature sunrooms in lieu of a patio,
which provides additional living space not accounted for in the total square footage listed.

This pricing model allows residents to choose their desired Entrance Fee and the related Monthly Fee if financially eligible. The minimum age is 67. Applicants under the age of 67 can inquire about special considerations. Monthly fees are not fixed rates and will increase from time to time.
Amortization of Entrance Fees
Minimum
In the event Resident selects the Minimum Option, the Entrance Fee is a non-refundable deposit payable to Resident Community.
75% Refundable
Twenty-five percent of the Entrance Fee shall immediately become non-refundable on the Designated Occupancy Date or occupancy, whichever is earlier. The balance of the Entrance Fee shall remain fully refundable, without interest, upon the termination of the Agreement for any reason. The Refund shall be paid in accordance with the terms of this Agreement.
Limited Refund
of Declining Balance
Five percent of the Entrance Fee refund shall immediately become non-refundable on the Designated Occupancy Date or occupancy, whichever is earlier. The balance of the Entrance Fee refund shall decline and be earned by the Retirement Community at the rate of 24% for the first year, 24% for the second year, 18% for the third year, 18% for the fourth year and 11% for the fifth year pro-rated monthly during a period of five years from the Designated Occupancy Date or occupancy, whichever is earlier. At the conclusion of the five-year period, the Entrance Fee shall be earned in full by the Retirement Community.
